Home tours are an exciting part of the buying process. Walking through a home gives you the chance to see beyond the photos and imagine yourself living there. But it is easy to get caught up in the excitement and miss important details.

To make the most of every showing, here is a list of things you should look for  beyond just how the home makes you feel.

1. The Condition of the Structure

Look for any cracks in the walls, uneven floors, or signs of water damage. These could indicate bigger issues like foundation problems or plumbing leaks. Always ask about the age of the roof, windows, and major systems.

2. Storage Space
Open closets, check the kitchen cabinets, and look at the garage or basement. A home may feel spacious until you realize there is nowhere to store your everyday items.
3. Natural Light and Ventilation
Pay attention to how much natural light enters the home and how well the rooms are ventilated. A bright, airy space can make a huge difference in comfort and energy use.
4. Noise Levels
Listen carefully during the tour. Can you hear traffic from nearby roads? Is the neighborhood quiet or active? Consider how sound travels within the home, especially if there are multiple stories.
5. Signs of Maintenance or Neglect
Are there peeling paint spots, leaky faucets, or broken fixtures? Small signs of neglect can be clues that bigger maintenance items have also been overlooked.
7. The Neighborhood and Curb Appeal
Do not forget to look outside. Check the condition of neighboring homes, sidewalks, and street traffic. A well-kept neighborhood can add long-term value to your investment.
6. Layout and Flow
Walk through each room as if you were living there. Does the layout make sense for your daily routine? Are the bedrooms too close to noisy areas? Think about how you would actually use the space.
